Bothy Threads

Based in Wigton, Bothy Threads celebrates 30 years of stitching in 2023. Kate and John have led the business for over 20 years, using the artwork of over 50 artists, designing their own kits, and producing over 800 individual designs.

The new build steel frame extension to the Bothy Threads head office in the Aspatria Business Park took 36 weeks to complete. Allowing the company to expand their workshop area, offices, toilets and finished with some exterior landscaping.

Bothy Threads Ltd

The works consisted of the design and build package of a 630m2 steel framed building to accommodate the expansion of Bothy Threads Ltd. Due to the proximity to the boundary of Network Rail West coast main line, planning and building notice approvals had to be sought. Due to poor ground conditions, piled foundation, to a depth of 8m were necessary, along with reinforced ground beams and a structural raft foundation.

The steel framed building incorporated insulated cladding panels and masonry walls to the internal, ensuring fire regulations were met. An underfloor heating subfloor was made up of a layer of water pipes fixed to the insulation with a clip rail, screed was carefully applied over them. The underfloor heating was powered by a natural gas boiler and sized to accommodate future developments. In turn created a comfortable working environment for the staff.

In addition to the working space and storage areas, a new kitchen; plant room; managers office; 8 toilets, including 1 accessible toilet, were constructed out of metal stud partitions, complete with plasterboard and skim finish.

The external works included a New tarmac and block paved car parking, to give the client off-street parking for up to 20 vehicles.

Attenuation tanks were installed to the front and side of the new building, providing storage capacity of 84m3 for surface rain water runoff. The tanks are controlled by 2no ‘Hydro-brake’ manholes to prevent overcharging the existing system and an oil interceptor tank Is included in the design in case of oil / fuel spillage / leaks entering the drainage system.

Whilst carrying out the reinstatement to the surrounding building an outside seating area was created to give the employees an area to enjoy their lunch outside whilst admiring the wild meadow, planted in an area adjacent to the new build.

Cubby’s were excellent to work with on our first phase of the building so it was a straightforward decision to continue working with Cubby’s on phase 2 & 3. Every detail was taken into consideration and everyone working on site was mindful of the fact we still had a business to operate alongside the extension build and helped in trying to minimise disruption as much as possible.
